Property Lines & Surveying: It is the sole responsibility of the property owner to accurately locate, mark, and verify all property lines, setbacks, and boundary stakes before fence construction begins. Pirate Fence Co accepts no liability for fences installed on incorrect boundaries based on customer placement instructions.

Underground Utilities: Pirate Fence Co coordinates with Sunshine 811 for the location of public underground utility lines before digging. However, the property owner is entirely responsible for identifying and marking all private underground utilities (including but not limited to pool pumps, sprinkler lines, private electrical lines, and outdoor landscape lighting).

Permitting & HOA Approvals: Unless explicitly outlined in a signed, written agreement, the property owner is responsible for securing necessary Homeowners Association (HOA) approvals, variances, and municipal or county building permits. Note: Per Nassau County guidelines, fences under 6 feet in height generally do not require a county building permit, but strict structural guidelines must still be followed.
